If you believed that property values in Gurugram were already high, purchasing a residence in the city might now become even pricier. Effective April 1, 2026, circle rates have been raised by up to 75%, thereby increasing the baseline value for property registrations.
This adjustment coincides with the ongoing strong demand seen in Gurugram due to its nearness to the airport and the presence of major corporate offices and industries.
Experts indicate that the new anticipated collector rate adjustments suggest a step towards harmonizing official rates with real market values, potentially raising both property prices and transaction expenses for buyers.
WHAT ARE CIRCLE RATES?
Circle rates represent the minimum value at which a property can be officially registered. Buyers are required to pay stamp duty based on these rates or the actual transaction value, whichever is higher.
With this increment, property dealings in Gurugram could become more costly, particularly in regions where the gap between circle rates and market prices was previously significant.
SECTOR-WISE PRICE HIKES ACROSS GURUGRAM
The escalation varies among sectors, with emerging zones witnessing the most substantial surge:
Dwarka Expressway stands out as one of the major beneficiaries. Commercial rates are predicted to surge by 75% to about Rs 2,04,750 per square yard. Residential sectors ranging from 104 to 115 might experience a 30% rise to approximately Rs 2,24,796 per square yard.
Southern Peripheral Road is also witnessing substantial growth. Residential rates in sectors 63, 63A, 64, and 67 could climb by 45% to Rs 84,825 per square yard. Adjacent sectors like 62, 65, 66, and 69 to 72 might see a 30% increase to Rs 91,000 per square yard.
Areas along Golf Course Extension Road might register a 30% surge, elevating rates to approximately Rs 91,000 per square yard.
Prestigious localities are also experiencing significant escalations. DLF Phase 5 could witness a 75% hike to around Rs 1,85,000 per square yard, while commercial rates in Sector 25 may leap by 75%
